The problem

How we fixed it
- 01Gauge-tested static and running pressure at the hose bibb — 118 psi static.
- 02Replaced the failed PRV with a serviceable brass unit and set it to 65 psi.
- 03Added a thermal expansion tank to protect the water heater.
- 04Rechecked pressure at multiple fixtures and documented the readings for the homeowner.
